Landlords Guide

Sinton Andrews are here to guide you through a step by step process, and to ensure the letting of your property is as straight forward as possible. Not all agents are regulated, so it is important to choose someone who can offer high standards and professionalism. We are proud to be a Propertymark ARLA licensed member. We have to follow their Rules of Conduct and adhere to best practice guidelines, this includes the Client Money Protection Scheme.  This provides compensation to Landlords, Tenants and other clients should an agent misappropriate the rent, deposit or other client funds.  Please see our ‘Terms of Business‘.

The first step is to obtain an accurate valuation of your property, and consider the length of time you wish to let your property. We will advise on how to enhance the presentation of your property to ensure it is viewed in the best possible light and achieves the highest rental offer.

Our long established relationships with the relocation agents in the area ensure that Sinton Andrews are their first port of call for their corporate clients, proving the peace of mind that our management department provides, not only for Landlords, but for Tenants too.

Once you have accepted an offer we will secure this with a holding fee from the prospective tenant. We will then apply for their references via our reference agency and obtain bank statements. Upon your approval, we will then draft the tenancy agreement ready for both parties to sign.

With your instructions we can organise the necessary certificates required and confirm your property meets the necessary legal requirements for letting.

Property Management

As one of West London’s most respected residential letting agents, we pride ourselves on our long established management department.  Our Management is based in Ealing Broadway alongside our busy lettings and sales office.  If you have a property to let, your objective will be focused on maximising your rental yields whilst minimising any rental voids. As a landlord, it is paramount that you work with a letting agent you can trust.

Instructing Sinton Andrews will offer you an expert service that ensures you meet all the legislation required. We allocate a Property Manager to each property, offering a more personal service tailored to your individual needs. They will be your and your Tenants point of contact throughout your tenancies, to respond to any issues both promptly and professionally. All the contractors that we instruct we use in our own homes. They are reliable, trustworthy and competitive on price.
